BEWARE HOMEOWNERS - PLEASE DO YOURSELVES A FAVOUR and spend a couple of minutes reading this before contacting ANY alleged 'investor' or 'trader' or 'cash buyer', particularly via the internet.
PRINT THIS OFF and use it as YOUR GUIDE TO SAFE SELLING.
Due to the recent increase of so many so-called property dealers now advertising via the internet, I'd like to clarify a few things you really need to be aware of before you decide to leap in and give away any of your personal information to someone that you don't know.
1. If you've come across someone via their website, make sure their contact details include a postal address (this is the law) and a landline number, ie not just a mobile telephone number or 08xx number. Why would you want to do business with someone you can't even trace?.
2. You should be aware that the vast majority of websites that encourage you to fill out a form will be prepared to sell your information onto other people (sometimes multiple people). It baffles me why people are prepared to fill out these forms and give away so much private information before they even speak to someone. If you really want to sell your home quickly you'll want to deal with someone you can TRUST and get along with. CALL THEM before you start filling out forms and SUSS THEM OUT. Ask them to verify that they actually have the cash to buy your house and make sure they're not just collecting your information to sell elsewhere. Any mention of 'business partners', 'associates' or 'networks' indicates they probably don't have the means themselves to come up with the cash.
3. If someone claims to be able to pay you in cash within 24 hours or within 7 days etc ASK THEM if you can have an EXTRA £1000 for EVERY DAY it goes over that - that should frighten off most of the fakes!
4. If you call a number and connect to a voicemail message, it's reasonable to expect a call back within the hour. If this doesn't happen it's often a sign of some sort of 'moonlighting' or part-time operation. You should consider that this type of advertiser is often little more than a speculator who would typically be subject to 40% capital gains tax on any subsequent profit and so will expect you to pay for this via a vastly reduced sale price (this is often why if it doesn't suit them, they will sell you on as a 'lead' to someone else).
5. Consider that a GENUINE LOCAL BUYER is more likely to know your road and surrounding area very well and will be able to view and value your property at any time of the day or night to suit you. BE VERY CAREFUL if inviting people into your home. Ask them for some sort of identification and if possible try to have another family member or friend present.
6. Important - DON'T SIGN ANYTHING they put in front of you. Some forms relating to the property can be completed but please dont put your signature to anything until YOUR solicitor asks you to do so at a later date.
7. DON'T PAY ANY FEES WHATSOEVER, not a penny. Ignore anyone who trys to get you to pay towards a survey and ensure they are willing to cover ALL your legal expenses (not just make a contribution).
8. As with any important transaction, MAKE SURE you get any offer CONFIRMED IN WRITING. Don't be afraid to get a second quote. I welcome any competition as I have nothing to fear from it.
9. If it's your wish to stay on in your existing home as a tenant after it's sold then consider that whoever you sell to will then become your landlord so YOU NEED TO FEEL CONFIDENT you'll be able to get along with them and can trust them not to evict you as soon as things aren't working out elsewhere for them (believe me this does happen).

11. If you currently have a mortgage or other secured loan and are paying an interest rate in excess of 7.5% then it's likely you're with one or more sub-prime lenders. So, with all that out of the way - if you REALLY WANT TO SELL your property in 30 DAYS (or less), then so long as it's market value is less than £250,000 and you are prepared to give a minimum 10% discount off market value, give me a call anytime to discuss.
